How our fire risk assessments work

Fire safety law in London

The same law as the rest of England, enforced by the London Fire Brigade.

The Regulatory Reform (Fire Safety) Order 2005 applies across London. The London Fire Commissioner is the enforcing authority, and the London Fire Brigade carries out fire safety audits and can serve notices where a building falls short.

London has a large share of England's taller residential buildings, so the Fire Safety (England) Regulations 2022 and the Building Safety Act 2022 apply to many blocks here. Above 11 metres, communal and flat entrance fire doors must be checked. A building of 18 metres or seven storeys with two or more homes is a higher-risk building, which must be registered with the Building Safety Regulator.

Many London boroughs also run additional HMO licensing schemes, and licence conditions commonly include fire safety requirements that a suitable fire risk assessment helps you show you meet.

Do you cover the whole of London?

Yes. We work across every London borough, as well as the rest of England and Wales. We are based in Fulham, so west and central London are closest to us, but we carry out assessments throughout Greater London.

How quickly can you visit?

It depends on the building and the time of year. Tell us when you need the report and we will agree a visit and issue date that meets it before anything is booked.

Do you work with managing agents and portfolios?

Yes. Portfolios are assessed to one method and one report format, and every report and review date is held in your Adeptify Fire Portal.

Will the London Fire Brigade be involved?

Not in the assessment itself. The fire risk assessment is the Responsible Person's duty. The London Fire Brigade enforces the law and may ask to see it during a fire safety audit, which is why our reports are written to be read by an inspector.
